Far from being an emerging market, investment property in Spain has been popular for decades – as long as Spain has been a favourite holiday destination. So many foreign buyers have gone through the process of buying property in Spain that the path is now well–trodden and the purchase process for a foreigner is straightforward. Tourist favourite

Spain has enjoyed several decades as one of the world’s most popular tourist destinations, which has fuelled the market for investment property in Spain. The annual number of arrivals to Spain continued to grow during 2006, rising by 4.5% to 58.4 million, and the country has the second–highest number of visitors per year in the world. A change in travel and tourism trends means that other areas of the country, previously unknown to non–Spaniards, are opening up to overseas visitors and potential house buyers, and are providing an alternative to the traditional Costa destinations, both for holidays and property investment. The forecast for Spain’s tourism is positive. The World Travel and Tourism Council (WTTC) reports that the country’s share of worldwide demand for travel and tourism is “generally increasing”.

Property market

The Spanish property market continues to be one of the most popular in the world among overseas investors, due to its established market, the transparent and straightforward nature of its purchase process, and its unremitting popularity as a holiday and second–home destination. Travel and property media are beginning to focus on alternative destinations in Spain, which combine the investment potential of a new market in an unspoilt area with the security of investing in Spain. The country’s population is growing, as is the number of foreign nationals living in Spain, so the re–sale market is strong.

Number one destination

The currency exchange company HiFX recently released their latest ‘Hotspots Report’, and Spain was named as the number one destination for British people buying property abroad. With increasing numbers of people looking to enter the overseas property market, and Spain appearing at the top of the most popular countries for investment, investor confidence in Spanish property should be high.
