Historic capital
Ljubljana is the capital city of Slovenia, a relatively small capital with a population of 276,000. It is a historic city, dating back 2,000 years to when the Romans established the settlement of Emona. The range of influences in its architecture – from its old city, much of which is in the Baroque style, to the more modern Art Nouveau parts – means that Ljubljana has a similar appeal to popular weekend break destination Prague.
Green areas
Alongside its architectural and historic attractions, the city has a number of attractive green areas, including the Ljubljana River and the huge Tivoli Park. It has a riverside promenade – known as ‘The Beach’ - where many of its best-known restaurants are found.
Cultural centre
The city is loved by visitors as well as its residents, and its wealth of cultural attractions – including numerous museums, galleries and theatres - bring many tourists to the city each year. It also hosts many cultural events and festivals – over 10,000 - and visitors have a variety of different types of performances and exhibits to choose from. It also has one of the world’s oldest philharmonic academies.
Contemporary feel
Although much of the city’s appeal is based around its history and abundant culture, much of this culture is contemporary and a large proportion of its population is young. It attracts artists from within Slovenia and far further afield, and its educational institutions mean that the city receives over 50,000 students every year.
Price growth in the capital
Investors are so far favouring property in the capital above that elsewhere, and it is here that some of the highest price rises of around 30% have been seen. A limited pool of available property, compounded by a limited rate of new development, means that investors are buying into the area to take advantage of its capital growth potential.
Rental potential
The city also has considerable rental potential. As new businesses move in they will generate job opportunities and so attract professionals to the city, boosting its population as well as the demand for high quality, well-located rental accommodation. The effect of EU accession has been seen in the capital cities of several recent entrants, and property in a capital city with such a stable and strong economy as Ljubljana has definite investment potential.
