Tourist favourite
North of Lisbon is the Costa da Prata or the Silver Coast. Edging the province of Estremadura, this is a region previously overlooked by foreign investors. However, being an area of natural beauty and containing some of the historical charms and architectural wonders of Portugal, it already benefits from tourism in all its manifestations.
Outdoor attractions
The Silver Coast enjoys a warm climate, with beaches that during the summer are full of Portuguese sunbathers and surfers. These same stretches of coast can be empty in the winter, although this may not be the case for long. The beaches at Santa Cruz and Porto Novo are among the coast’s most beautiful, and Santa Cruz is also a favourite amongst surfers. Indeed, the area has ample facilities for those interested in an active holiday, with equestrian centres, a new recreation centre at Peniche for water sports, the Obidos Lake for rowing and sailing, and scuba-diving at Berlenga.
Improving transport links
The new A8 motorway has also shortened the road trip from Lisbon which is now only one hour away, and Faro is just two hours away, so access is not a problem. The airport in Lisbon is being extended to accommodate the anticipated rise in tourist numbers, and property investors are aware that this means many millions of visitors needing accommodation.
Golf tourism
Developers are beginning to follow the successful example of the Algarve, where golf tourism ensures visitors throughout the year, and already the Silver Coast has a number of completed courses and several more planned for the coming years.
Coastal resorts
The coast is busy with lively tourist resorts, whilst inland, walking around Óbidos or Ericeira, you would be excused for believing you had walked into another century, as little has changed in these ancient towns. Generally, the coastline is experiencing a steady growth in property market and enjoys good rental return and capital growth.
Popular with investors
The Silver Coast has recently begun to feature in the property investment media as its prices immediately set it apart from the equivalent in more established parts of the country. Property prices are approximately 20 – 25% lower than in the Algarve, which has previously been known as the tourist’s favourite area, and before now has been the area that has dominated the markets for foreign property investment and for tourism.
