Local demand
As the capital, Lisbon is always going to have a local demand that supersedes any foreign market. It is a culturally and historically rich city which attracts its fair share of tourists, but from an investment perspective its main attraction is in its affluent population. It is the business and financial centre of Portugal, and there is a high level of immigration into the city both from within Portugal and from overseas, due to the job opportunities available there. The growing professional population of Lisbon is relatively affluent and supports a high demand for good quality accommodation in the capital city, to rent or to buy.
Nearby towns
However, the districts and suburbs of Lisbon provide an excellent investment opportunity as long as the buyer can negotiate the local market. Near Lisbon, a number of small towns have aroused interest among foreign buyers: namely Sintra, Estoril and Cascais which are all north of Lisbon, and Sesimbra and Palmela to the south. These are all within a short drive of Lisbon and so are popular with locals for their nice beaches and easy access from the capital.
Sintra, Estoril and Cascais
Estoril and Sintra, with its UNESCO World Heritage status, are famed for their exclusivity and wealthy residents. Here you can buy a quinta, which in this case refers to a mini palace with orchards, pools and plenty of grounds. Cascais has a younger, less exclusive crowd and is a bustling resort in the summer months.
Sesimbra
Sesimbra and Palmela are now being marketed as being on the ‘Costa Azul’ although this may be a marketing tactic as maps of Portugal do not label it as such. That aside, Sesimbra is a Portuguese fishing town and fishermen mending their nets are a standard scene for a Sesimbra morning.
Palmela
Palmela is 10km north of Sesimbra and slightly inland, and is noted for its old castle, converted into a pousada. Day-trippers from Lisbon are its main market. However, with the introduction of an ultra-modern golf course and its well known, week-long annual wine festival, the area has attracted investment into holiday accommodation and facilities aimed towards the overseas tourist market.
