Investors welcome new flights between the UK and Poland

Owners of investment property in Poland have welcomed news that 14 new routes have been launched between the UK and Polish airports, all within two months of each other. The link between affordable and convenient access to a destination and the growth of that area’s property market is well documented, and industry professionals have already noted the potential of the Polish market with its rising tourism, healthy economy and growing middle class.
Of the 14 new routes to be launched, the UK destinations of Liverpool, Bristol, London, Edinburgh, Belfast and Bournemouth are covered, as are the destinations of Bydgoszcz, Lodz, Warsaw, Gdansk, Krakow, Wroclaw, Poznan and Rzeszow, and Katowice in Poland, all by budget airlines easyJet and Ryanair. This means not only a greater frequency of flights between the two countries, but also greater access to and from different regions.
The lesser known Polish destinations are especially likely to feel the effect on property markets. According to research by Savills, buyers can expect to pay 39% more for a property within 10 miles of an airport, if that airport is served by budget airlines.
However, before investors buy property in an area on this basis, independent research into that area’s potential is essential. The launch of a route by an airline is no guarantee of long-term service. If any routes prove to be unprofitable, they are likely to be dropped from the schedule.
Poland has a strong domestic demand for property, which means foreign investors in Polish property have the security of a good resale market. In addition to this, it is expected that many of the 600,000 Polish citizens who moved to the UK to find work after Poland’s EU accession intend to return to Poland to buy property there within the foreseeable future, which means an even greater demand for rental and resale property.
