The costs of owning a property in Poland can differ depending on the type and size of the property, its location, and other individual circumstances. However, as a general guide, owners should bear in mind the following:
- Income tax - you must declare rent as income and pay income tax annually on a progressive scale of 19%, 30% and 40%. You can also register for a flat tax of 19% (this does not allow for deductions).
- Annual property tax - charged by local authorities on the value of the property - up to the maximum rate of 2% of the construction cost for new buildings.
- Capital gains tax – this tax is not applicable if the property is sold after five years, or if a property is sold and the funds then immediately reinvested into another Polish property.
If you sell your property before five years are up, you could be liable for 10% of the selling price – not the capital gain. Capital gains tax is charged at a flat rate of 19%. - Inheritance tax – Polish property that is inherited is not taxable as long as the deceased and the heir of the property are not Polish residents or nationals.
- There is no wealth tax in Poland. Poland's corporate tax rate is 19%.
- Property management charges – to have a company manage your property in your absence - agencies charge from 7% of monthly rent (plus 22% VAT) to find a tenant and manage the tenancy.
- Maintenance costs – in Poland, it is up to the landlord of the property to pay for the upkeep of communal areas, which includes maintenance and security.
- Local property taxes – there may be additional municipal taxes to cover waste collection, etc. which will vary according to the municipality.
