Prime for development
The historic capital of the Lower Silesia region is tipped by many to be in a prime location for further development. Wroclaw is the fourth largest city in Poland and is the second financial centre after Warsaw. Located strategically between Prague, Warsaw and Berlin, Wroclaw has a well-developed transport infrastructure including a well-serviced international airport that connects it with Europe and beyond.
Boom in tourism
The city is not purely an investment location – its location is rich in stunning scenery offering visitors a wide range of hiking, sightseeing and other outdoor leisure opportunities. Consequently it is undergoing something of a tourism boom, with more than a million visitors arriving each year, making it the third most popular tourist destination in Poland after Warsaw and Krakow.
Rising population
Demand in the city is well illustrated by the level of population growth in recent years. In 2004, Wroclaw’s population was 638,000, but by 2014 it is expected to reach at least a million.
Investment initiatives
Wroclaw is right up there in terms of the number of foreign investors purchasing property. The city authorities are doing their best to attract inward investment: support programmes are being implemented for entrepreneurs; new investment zones are being extended; the technical infrastructure is constantly being improved; taxes are low and stable; and special economic zones have been established. The city also has an active promotional policy and is a major academic centre. It is anticipated that up to 100,000 new jobs will be created over the next five years as a result of these initiatives.
Increasing new-builds
The property market in Wroclaw has been extremely dynamic in recent years, with net unit prices in new developments increasing by an average of 10 – 15% depending on location. In 2005, 3,120 new units were registered in the city, an increase of nearly 70% on the previous year. Most of these were built in the Kryzki and Fabryczna districts which saw around 80% of the new-build supply between them.
