Buying in Poland, particularly if you are looking for a new-build investment, can be tricky.

The large undersupply means that most properties get snapped up by local buyers or large-scale investors who deal direct with the developers.

But there is a new breed of agents, who are pitching directly at UK buy-to-let investors.

These companies have done a lot of homework and will recommend schemes, help you through the buying process - advising on suitable finance and legal assistance - and will also provide or introduce letting and management service.

Rental returns in both city apartments and holiday lets in Zakopane or the Baltic coast vary from 2 - 7% net.

It is important to remember that in 90% of cases, new-build apartments are sold as ‘shell only’.

This means they do not have floors, bathrooms, kitchens, internal doors or, in some cases, paint and these will be extra costs to be incurred on top of the basic purchase price.

Ownership

The process of buying itself is relatively straightforward.

Ownership under Polish law is equivalent to freehold under the English legal system.

The owner is subject to planning legislation and must not engage in activities which interfere with the rights of others, such as withdrawing support from neighbouring buildings or committing a nuisance.

Ownership is freely transferable and mortgageable.

EU citizens can freely buy and sell property in Poland, except for agricultural land.

Other foreigners are able to buy and sell property up to 0.4 hectares, with larger purchases requiring approval from the Interior Ministry.
