Description

The developer has sourced an enchanting stretch of land overlooking the Atlantic Ocean. Covering 21 acres, it is situated in the northern sector of the island, Gros Islet, within the exclusive Cap Estate.

On 17 March 2007 the developer bought an option to purchase the land at US$4.75m. On 21 November 2007 they obtained outline planning, tripling the site’s value as a result (independent valuation of US$15.5m). The planning was further revised and accepted on 19 March 2008.

The developer is looking to secure US$6.75m from investors to complete on the land purchase and to provide professional fees to full planning.

The investors will form their Investor Company offshore to ensure it is not liable for corporate taxes. The total amount raised from the Investor Company may not exceed half the value of the Property, as determined by the expert valuer so, if the property is sold, there should be ample proceeds to pay investors.

The developer will pay a cash return to investors equal to their original investment plus a premium of 4% per month - equivalent to an annual premium of 48%.

Institutional finance will fund the project upon receipt of full planning, supplying the developer with ample funds to exit the investors and develop the site.
