Strong demand
Languedoc is one of France’s newly popular regions for investment. It is situated on the eastern end of the Pyrenees and has the distinction of being the world's biggest wine-producing region. Prices in this part of France have seen rises of up to 17% per year in the past two years. The strength of this market is that it is not entirely dependent upon buyers from overseas for its growth. There is a deficit of good quality accommodation available on long-term rental in the local market, which has attracted French investors as well as overseas property investors.
Property market
In keeping with the wine theme, there are a number of vineyard properties available to buy in the region. However, most properties can be divided into those in an area where the demand is driven by tourism, and those where there is a strong local demand.
Céret
The town of Céret falls into the first category, situated near the Spanish border against the stunning backdrop of the Pyrenees. It has a pretty town centre with cobbled streets and numerous cafés that, for many, epitomise French life. As well as a steady stream of holidaymakers, Céret has also attracted a large number of expatriates from Britain, Germany, the Netherlands and Scandinavia. However, the town’s popularity is reflected in its property prices, which have been driven up in part by foreign buyers.
Perpignan
Among the areas that can rely on the domestic population for the bulk of property demand are the local business centres of Perpignan and Montpellier. Perpignan has only recently become popular with overseas buyers, but the demand from the local population has been high enough to keep prices in the city relatively high. Most available properties in the city are apartments. Moving further out, there are areas where houses can be bought with gardens, but such properties come at a premium.
Montpellier
Montpellier is the capital of the region, and in recent years has grown from the 25th largest city in France to the eighth. It is an affluent city, known for its beauty and its large student population which ensures Montpellier balances culture with a vibrant and trendy feel. As one would expect from a city growing in size so rapidly, there is a considerable demand for property, particularly from immigrants moving to live permanently in Montpellier. Therefore, properties do not stay on the market for long.
