Investment Property in Egypt
Investment Overview
Unlike many of the popular destinations for real estate investment, Egypt already has a seasoned tourist industry. However, investment property in Egypt is currently cheap, property prices are growing, and visitor numbers are rising year–on–year, further bolstering the already high demand for holiday lets. The Egyptian government strongly encourages foreign investment and has attracted some large investors to launch developments in the country, while many buyers are attracted to investment property in Egypt by the reported annual capital growth of up to 30% in some areas.
Tourism industry
Egypt is working to expand its tourism industry, which in turn will benefit its property market by opening the country up to a greater number of prospective investors. Visitor numbers in Egypt are growing year–on–year: 2006 saw a 5.5% increase on the previous year with 9.82 million tourists visiting the country and over the same period tourism revenues rose by 11.8%. In October 2006, the Egyptian Tourism Authority announced its target to “double visitor numbers from eight million in 2004 to 16 million in 2014”, which translates into a strong buy–to–let potential for investment property in Egypt.
Property market
The burgeoning success of Egypt’s tourism market, together with the foreign investment pouring into the country, means the potential for capital growth in the property market is considerable. Although certain areas are established in terms of tourism, the real estate market is still considered to be in its infancy, and some areas are experiencing annual capital growth of between 20 – 30%. The climate in Egypt supports a year–round tourism industry, and so buy–to–let investors can hope to achieve solid rental yields from a well–located property. Egypt’s increasing domestic wealth is already reflected in the growth of its middle class, and a strong domestic demand together with a wealthy population lends greater stability to an advancing marketplace.
Investment incentives
Egypt offers a number of advantages to potential property investors. The low cost of living in the country is reflected in the cost of maintaining a rental property, or of increasing the value of a property through improvements. The purchase process in Egypt has been overhauled to make property purchase more accessible to non–residents. Lower taxes apply to property owners, with no capital gains or inheritance tax.
