The Waterfront
On completion, Dubai Waterfront is expected to be the world’s largest man-made development, with constructions over water and land covering an area seven times bigger than Manhattan. The area will have zones designed for different functions, such as residential, commercial, resort and amenity, intended to accommodate residents and visitors as well as businesses. The waterfront is located close to the Dubai World Central International Airport so it is easily accessible from the rest of the world, as well as its own population of around 400,000.
Dubai World Central
The final plan and branding for this 140 sq. km city (nearly twice the size of Hong Kong Island) were unveiled at the Arabian Travel Market 2006; it previously had the working title of ‘Jebel Ali Airport City’. The development is located at Jebel Ali, and includes the Dubai World Central International Airport which on completion will be the largest in the world. Other zones include Residential City offering both freehold and leased homes to residents; Commercial City with hundreds of office tower blocks; Enterprise Park; and a golf course resort with two 18-hole golf courses. It is expected that around 750,000 people will live and work in Dubai World Central when it is completed.
Dubai Marina
This man-made marina is set in the centre of what is becoming known as the ‘new Dubai’. It will be an urban zone on the water comprising over 200 high-rise buildings, and it is expected to compete with waterfront developments worldwide. When it is completed, it will be the largest man-made marina in the world. It is well located, close to Internet City, The American University of Dubai and the Emirates Golf Club. Prices range from around AED3,655,000 for a two-bedroom apartment.
The Springs, The Meadows, and The Greens
The Springs, The Meadows and The Greens are developments of freehold residential properties located near Dubai Marina. Villas of three, four and five bedrooms are available at The Springs, as well as the usual amenities such as pools, spa and gymnasiums. The Meadows offers larger villas with up to seven bedrooms and with nine-foot ceilings. The Greens is made up of apartment buildings arranged in groups of four with a courtyard area between. The area where these developments are located has been called the ‘new Jumeirah’, after the area which is traditionally regarded as a prestigious part of Dubai.
Discovery Gardens
The Discovery Gardens development is primarily a residential area, made up of a number of communities themed around different international gardens, including Mediterranean, Zen, Cactus, Contemporary, Mogul and Mesoamerican courtyard gardens. Apartments of different sizes are available in the developments, and residents have the use of sporting facilities as well as a Gardens Shopping area nearby. Prices range from around AED330,000 for a studio and AED550,000 for a one-bedroom apartment.
Jumeirah Golf Estates
This development is made up of individually designed properties in a gated community with landscaped gardens, surrounded by four golf courses known as Fire, Earth, Water and Wind. Each course is to have its own large community situated around it, although the Wind and Water communities are still under development. Jumeirah Golf Estates is located 22km south-west of Dubai city centre, and is a half-hour-drive from the Dubai International Airport. It has its own facilities for retail and entertainment.
Burj Dubai
The Burj Dubai is a ‘supertall’ skyscraper still under construction in the ‘New Downtown’ of Dubai. Although its final height remains a secret, it is thought to be in the region of 800m tall at the moment, which would allow for around 162 floors. It has been suggested that the planned height will be over 940m, though this is unconfirmed. However, it is intended to be the world’s tallest building and tallest freestanding structure. The plan is for the Burj Dubai to be the heart of a development with 30,000 homes, 19 residential towers, nine hotels, the Dubai Mall, parkland, and the Burj Dubai Lake. The whole development is expected to cost $20 billion, and to cover 500 acres.
Business Bay
Business Bay is a business district currently under construction in Downtown Dubai. On completion, the district should have over 230 buildings. Business Bay covers an area stretching from Ras Al Khor to Sheikh Zayed Road, which means it is close to the skyscrapers that line the road housing international firms, and the Dubai International Financial Centre. It is intended that the district will attract regional and international businesses to Dubai, as well as supporting facilities for residential, retail and tourist sectors.
The Lagoons
The Lagoons is a freehold development situated along the coastline of Dubai Creek, comprised of seven islands linked by bridges that will provide its residents with an environmentally conscious way of living. As well as residential units, the development will include retail centres, offices, hotels, resorts and marinas, as well as Dubai’s first opera house. Residents will be able to travel across the bridges, or by boat, water taxi, or the development’s Light Railway Passenger Train system.
