International architecture
International City combines residential, commercial, retail and tourism facilities in an 800-hectare area. The name comes from its residential area, where a number of different international styles of architecture have been used in its design, and the planning of the city as a whole was inspired by the traditional patterned carpets of the Middle East.
Popular with investors
The area is well located on the Emirate Road, near to the Dubai International Airport and Dubailand, and 20 minutes from Dubai International Financial Centre. International City has attracted a lot of interest from investors, ranging from retail and multinational companies to real estate developers.
Four districts
The area was created to bring affordable accommodation and business, retail and entertainment facilities to over 60,000 residents and visitors, and the area encompasses four main areas: The Central District, The Residential District, Lake District and Forbidden City. Two adjoining developments are often also included under the title of International City: Dubai Design Centre and The Dragon Mart.
Central District
The Central District covers an area in excess of 21 hectares, and includes offices, shops and wholesalers. It has 34 plots that independent developers can purchase for their own projects, providing that their design is in-keeping with the rest of the district. The Central District will be the focal point of International City.
Residential District
The Residential District is spread over an area of 300 hectares and consists of 2,100 studios and one-bed apartments; the larger apartments are designed with conversion into two-bed apartments in mind. The properties are constructed in the differing architectural styles of Spain, Italy, Persia, Morocco, Greece, China, England, Indonesia, Russia, Thailand and France. As well as apartments, the district has shops, restaurants, medical centres and other facilities.
Lake District
The Lake District is made up of the Al Warsan Lake, surrounded by green landscape, and an ecosystem with over 186 species of birds. The district also has 24 to 26 buildings with 1,375 two- or three-bed duplex apartments.
Forbidden City
The Forbidden City is a replica of the ancient buildings in China’s Forbidden City. The district covers 240,000 sq. m., and includes residential and retail zones alongside its gardens, museums and other entertainment facilities.
Dragon Mart
The Dragon Mart project is a trade mall covering 50 hectares, built in the shape of a dragon. It is intended that the Dragon Mart will be used by over 3,000 Chinese companies as a commercial centre. The Dubai Design Centre is set on three sides of Internet City and will be used for permanent and temporary exhibitions. Visitors and exhibitors will stay in one of its two hotels, each of which will have between 300 and 400 rooms.
Prices start from around AED245,000 for a studio apartment or AED345,000 for a one-bed apartment.
