Popular alternative
Cyprus’s largest mountain range is situated in the centre of the island, and property in the Troodos Mountains is becoming popular as an alternative to the island’s busy coastal resorts.
Rental potential
The mountain range has a number of small villages dotted throughout, as well as the main Troodos village. This mainly caters for the tourist crowd, and indeed the bulk of demand for property in the Troodos Mountains is from investors wanting to take advantage of the demand for holiday accommodation by renting their property out.
Property market
Property in the area is slowly becoming more popular and represents good value at the moment. There is little new-build activity, so the majority of properties on the market are resales or one-offs and generally do not stay on the market for long.
Ski season
Unlike the traditionally popular coastal resorts of Cyprus, the Troodos mountain range comes into its own during the winter months when snowfall turns the area into a ski destination. The ski season usually starts in around January and lasts into March, although the unpredictability of the weather means that this cannot be relied upon. Mount Olympus – the highest mountain of the range at 1,951m - has seven runs, and so caters for skiers of all abilities.
Year-round popularity
However, it is not just skiing that brings people to the Troodos Mountains, and indeed owners of property here can attest to the popularity of the area during the rest of the year. In addition to winter sports, tourists come to the region to enjoy walks through the pine forests that cover the slopes, particularly during the summer months when walking or sightseeing in any other part of the island would be a trying experience.
Fertile land
The Troodos Mountains and surrounding areas are fantastically fertile. Rising from sea level, you can pass from banana plantations through citrus, olive and almond groves, up to the famous vineyards of Troodos which produce the bulk of Cyprus’s wine.
Sightseeing
There are also plenty of opportunities for sightseeing, with a number of Byzantine churches and monasteries to be found in the region. Despite being in the mountains, property in the area rarely feels isolated from the rest of the island, as the coast is just a 40-minute drive from its foothills.
