The city of Paphos is situated on the south-western coast of Cyprus and was the capital of the island in Roman times, dating from 1400 BC. Renowned as the birthplace of the Greek goddess of love, Aphrodite, the rock that marks where she rose from the sea is visible from Paphos town and remains a place of pilgrimage.
Property market
The property market in Paphos is currently healthy, supported by the large number of tourists visiting every year looking for rental accommodation and the number of overseas second-home purchasers. Property in Paphos itself is generally slightly more expensive than in the surrounding suburbs such as Pegeia, where overseas property buyers can find cheaper properties in need of renovation. However, most property in Paphos is purchased off plan or is a resale of a property built within the last 10 years.
Year-round rental potential
Paphos’s temperate climate with long summers and mild winters, along with its raft of archeological finds and natural beauty (the town is an official World Heritage beauty location), ensures its popularity with tourists even in the low season. Properties in Paphos therefore have a strong rental potential. However, the city is large enough that even during its busiest seasons it is able to soak up the visitors without feeling swamped.
Tourist facilities
Paphos offers a coastline of sandy beaches and peninsulas ideal for swimming and watersports, alongside an array of shops, restaurants and bars in the harbour of the medieval port. All of them cater for the guests of the growing number of luxury five-star hotels in the area. Paphos’s attractions from a bygone age include its landmark castle built on the site of a Byzantine fort – the site of the annual Paphos Aphrodite Festival which features open-air operas - the ruins of an ancient city, a Roman villa, frescoed tombs and ruins of a medieval fortress.
Infrastructure improvements
The Cypriot government has invested heavily in the infrastructure of Paphos to help support the ever-growing visitor numbers, including major renovation of its airport, due to be completed by 2008. This commitment to the improvement of facilities in the region is likely to positively impact the prices of property in Paphos.
