Historical importance

Famagusta is a fortified port of historical importance, a city that has been under the occupation of the Turkish Army since 1974. Property in Famagusta, or Ammochostos as it is also known, is inhabited by a mix of Turkish Cypriots from the old city quarters, Turkish Cypriots from the government-controlled area of Cyprus, and settlers from Turkey. Famagusta lies close to the division line between the two sides of the island and is around 50km away from the international airport at Larnaca.

String of resorts

Although the Famagusta region is mostly agricultural, tourism is an increasingly important contributor to its economy, and the consequent demand from buy-to-let investors has been a boost to the local real estate market. It has a string of resorts, all with well-defined and differing characters, but all blessed with white sands and clear, warm azure waters.

Main villages

The district is made up of a number of villages: Paralimni, Protaras, Ayia Napa, Sotira, Frenaros Dherynia, Vrysoulles, Avgorou and Liopetri. Of these the three main tourist resorts are Protaras, Paralimni and Ayia Napa.

Buzzing nightlife

Ayia Napa achieved notoriety as the summer capital of the UK garage music scene, and from 1999 to 2001 it was a serious challenger to Ibiza as the dedicated clubber’s holiday destination of choice. However, things have quietened down since then and though its nightlife is still buzzing, it is now the resort’s golden beaches, pretty harbour and medieval monastery that attract most visitors.

Package holiday favourite

Protaras and Paralimni offer a more sedate holiday yet still attract many package tourists. Both resorts have seen the recent development of new-build properties to accommodate the self-catering portion of the resort’s tourists. All three of these resorts effectively close for the winter months, shortening the tourist season and limiting their rental potential.

Property market

Property in Famagusta was traditionally built with red bricks using the red soil particular to this area and the village areas are known to this day as the red soil villages, or "Kokkinochoria". Property in Famagusta, and in northern Cyprus as a whole, is generally cheaper than in the south, whether it is an older, traditional style or a newer build.
