Lesser-known area
Northern Dalmatia is the less-visited end of the Dalmatian coast, but is by no means any less beautiful or worthy of attention from tourists and property buyers. This area of Croatia is characterised by some lovely historic towns, small and traditional coastal resorts, and beaches lapped by the clear and clean waters of the Adriatic.
Historic interest
The main towns here are Zadar, Sibenik and Trogir. The most interesting of these is Zadar, a town of some 76,000 inhabitants which grew from the original Roman settlement on the site. Throughout its history Zadar has also been occupied by the Austrians and the Venetians before the formation of Italy as a single nation state.
Zadar town
The old town encompasses a whole peninsula, and is surrounded by formidable city walls. This means that the only way in and out of the old town is through one of the two gates in the wall leading onto the mainland. Also of interest are Trogir, which is a UNESCO World Heritage Site, and Sibenik – one of the few towns along the Croatian coast to be genuinely Slavic in origin, as it has not risen from either Roman or Austrian settlements.
Opportunity for bargains
The predominantly Mediterranean climate of the region means Northern Dalmatia has hot summers and cooler winters, though the coast can suffer from a stiff wind to bring the temperature down a little. Property in this area is a little less expensive than further south along the coastline, due to the longer transfer times from the airports served by low-cost carriers.
Slower pace of development
As this area is less popular than Southern Dalmatia, the market is less developed and there are some bargains to be found. The slower pace of development here also means that buyers are less likely to find large amounts of new-build property in Northern Dalmatia. When it is available, new-build properties mostly comprise small blocks of apartments on the outskirts of the coastal towns. Older, traditional properties are available, but most of those finding their way onto the market are renovated.
