Croatia appears to have it all as an overseas property destination: Mediterranean climate, some of the best waters in Europe, a spectacular coastline and properties ranging from ancient city apartments to cliff top villas.
And for those who can't live without a skinny cafe mocha every day, Croatia boasts a couple of the most fashionable and cosmopolitan cities in Europe.
With EU entry possible in 2009 or 2010, now could be the perfect time to buy in Croatia.
Add to this the fact that stars from Sophia Loren to George Clooney have been recent visitors on holiday, and the lure is hard to resist.
Island retreats
A large part of Croatia’s attraction is the chance to explore the huge number of islands - over 1,000 in total - off the Adriatic coast, many of them too tiny to be inhabited, or indeed visited by tourists.
Dalmatia’s southern coast has some of the finest beaches in the world, let alone Europe, and the waters are amongst the cleanest you will see anywhere.
In fact, 103 of Croatia’s beaches and 19 of its marinas have been awarded the Blue Flag for cleanliness and safety.
Green space
Tourists also come to enjoy the wide open spaces, green valleys, and unspoilt beauty of Croatia's national parks.
There are eight in the country, protected for the future of the nation, along with six UNESCO World Heritage Sites within the towns and cities.
This kind of semi-eco tourism is bringing a new breed of visitor to the country and, with the rebuilding that is going on, the damage done throughout the civil war is gradually being repaired.
Authorities in Dubrovnik, however, have insisted that permanent reminders of its turbulent past remain, such as bullet marks in building walls.
Winter sports
Skiing in Croatia is gaining popularity, helped in part by the success of Janica Kostelic in the World Cup competitions.
The country’s largest winter sport recreation centre is at Bjelolasica and there is another on the slopes towards Sljeme, just north of Zagreb.

As the growth of low cost flights enables more visitors to discover the beauty of the country’s coast, mountains and plains, the future of tourism in Croatia is positive.
