For those who like an endless array of watersports, entertainment and nightlife options, Sunny Beach is the number one choice along Bulgaria’s Black Sea coast.
Four times the size of Golden Sands, it is the country’s largest resort.
Its combination of temperatures averaging 27oC, an award-winning Blue Flag beach and great value for money, attracts thousands of British, German and Scandinavian tourists every summer.

Blue Flag Beach
Sunny Beach is an excellent 7km stretch of fine golden sand that slopes gently into the sea; reaches as far as Nessebur to the south and is sheltered by the protective Balkin Mountains to the north.
From its shores, it offers warm waters of 23-25oC in which to try out almost every conceivable watersport: from water-skiing to paragliding, hang gliding to sailing and, of course, pedaloes.
Lots of activities
Within the resort you can choose between tennis, volleyball, horse-riding, archery, roller and in-line skating, bowling, cycling, wall climbing and mini golf - to name but a few.
Or, you can do as you do at home, and go to the gym.
After which you can soothe tired muscles in the mineral spa centres of the bigger hotels, amongst which are those of the Borgas and Globus.
Keeping the kids happy
Kids are kept fully entertained with kiddie trains, well-equipped playgrounds, clubs with foreign language-speaking nannies, organised festivals, campfire sessions, kids' discos, donkey safaris and sand-castle building competitions.
Dining out
Whatever you fancy eating, it’s available amongst the resort’s 400-plus child-friendly catering establishments.
All reasonably priced, a three course meal with wine will cost a mere 5-10 EUR a head.
Alongside the floorshows, casinos, nightclubs and discos, you’ll find taverns offering traditional Bulgarian folk music and dancing as well as bars with long opening hours.
Around and about
When in need of a bit of historical culture, the UNESCO World Heritage Site of Nessebur is at the southern end of the Sunny Beach bay.
Further along is Pomorie, a major centre for mud treatments, salt and wine, with its local Pamid, Dimyat and Merlots among the country’s best.
The city sights and shopping of Bourgas are only 35km away as well as its international airport which regularly brings in the charter flights during summer.
Now a member of the EU and European open skies, Bourgas will receive many more flights from across the economic region.
Highly popular
Beginning from small medieval origins, selling drinking water to neighbouring Nessebur, Sunny Beach has grown phenomenally since 1958 to become the country's largest beach resort.
In spite of the choice of resorts available along the coast and Sunny Beach’s size, it continues to attract huge numbers of tourists.
In fact the resort was fully occupied in the summer of 2006 with hotels having to put up camper beds in rooms just to accommodate everyone.
Property area and price guide
Demand along the Black Sea coast in 2006 was predominantly for apartments of 50 to 70m2 and concentrated in the area of Sunny Beach, St Vlas, Ravda and Nessebur.
In Sunny Beach, average prices ranged from 600 EUR to 1200 EUR (400-800 GBP) per m2, depending on quality, location and available facilities.
For example you might expect to pay 700 EUR/m2 (470 GBP/m2) for an apartment near the bus station - right in the heart of the resort but no where near the beach; but upwards of 1,100 EUR/m2 (740 GBP/m2) for an apartment in a five-star complex next to both the beach and the resort’s centre.
Properties at Sunny Beach’s eastern end tend to occupy the pricier end of that bracket, whilst those to the west are less expensive.
Most new developments provide the array of facilities you would expect from a first-class hotel.
Some developers offer rental guarantees or have negotiated agreements with one of the major tour operators, ensuring good rental returns for their buyers.
But with such a large choice of rental property in the resort, selecting the right apartment is absolutely critical to achieving those good returns.
Greatest potential clearly lies in complexes close to the beach and, if they come with long-term property management as part of the redeemability, the risks are considerably reduced.
