Emerging market
Brazil allows foreigners to own property - both land and structure - freehold.
The property market within Brazil is very well established since the Portuguese installed a rigid system of land ownership - one of the ways in which the elite maintained its wealth and influence.
However, in terms of foreign buying interest the market is a fairly new one and this, combined with the golden combination of low costs and high growth, means that it’s best to regard Brazil as an emerging market with all the attendant risks and benefits that brings.
Achieving appreciation
Thanks to Brazil’s huge area, and as a result of the relative poverty of many of its inhabitants property, prices across much of the country are very low compared with those pertaining in most of Europe and North America.
However, this is not necessarily a great opportunity as in much of the country there is little reason to expect any significant appreciation - it’s fine buying a plot of land in the middle of nowhere for a pittance but why would you expect any more than that pittance when the time comes to sell, and what would be the point of building anything on it anyway if there were no facilities within 20 miles and no paved access?
With this in mind the vast majority of buyers are targeting the growth areas in the north-east and south (in the latter, particularly in the urban centres) where visible economic drivers and growing tourist numbers are providing genuine support for market growth and appreciation.
