Investment Overview
The majority of Europeans know little about Brazil, and yet the country’s property market is widely expected to be approaching a boom period. International visitor numbers are increasing, which combines with a strong domestic tourism market to generate excellent rental potential for buy–to–let investors. Investment property in Brazil has achieved capital growth of 20% per year in some areas, and with further measures in place to attract overseas property investors and tourists, the forecast for the Brazilian property market is promising.
Popular emerging market
In February 2007, Brazil made it into the top ten of the Global Emerging Markets Index from Currencies Direct, ranked the ninth most popular investment location for British people purchasing property abroad. The index is based on the number of enquiries received for each country, and clearly shows that investment property in Brazil is rising in popularity with European buyers who are opening their eyes to the option of investing outside Europe.
Growing tourism
Tourism is a growing business in Brazil and one that is driving the growth of the Brazilian property market. A rising number of international arrivals as well as a strong internal tourism market mean that investment property in Brazil is well–suited for buy–to–let investment and has good potential for capital growth. Growth has been reasonably steady over the last decade with international tourism rising by over 10% per year against a global average of 3.7%. It is the tourist areas that are currently offering investors the highest capital growth.
Investment–friendly environment
Unlike many overseas markets, the process for a foreigner buying a property in Brazil is relatively free of obstacles. Capital appreciation can be as high as 20% a year in some areas, and rental returns are equally attractive. New developments in Brazil are generally considered to be of a high standard, and yet prices are still competitive compared with similar investment destinations worldwide. This is consistent with Brazil’s low cost of living, which is just 20% of that in the UK and means that the cost of property maintenance is also competitive. The homes that are in demand in Brazil are new properties, often available off–plan, in secure developments and situated in accessible and popular areas.
